You do not need to snap the perfect shot in optimal lighting conditions. The existing environment onsite for even professional photographers is rarely ideal. The magic takes place in post-processing. It is the editing - not the actual camera clicks - which gives them a professional look. So why not take them yourself? Pay only for processing and not drive time and photo shoots. EDS can offer fantastic pricing on photo editing. No need to find a local photographer. To make the most forbidden claim in real estate . . . location does not matter!

High Dynamic Range Imaging

So how does this process work? First of all, bad lighting is what destroys most amateur real estate images. The solution is 'bracketed' photographs in RAW format. ‘Bracketing’ means to take multiple pictures of the same scene using different exposure levels. There are several smartphone camera apps today with auto-bracketing capabilities. These apps also include a RAW format option. RAW or DNG format simply means that no compression takes place. (Opposed to JPEG, HEIC, PNG, and other photo options which compress file sizes) Bracketed RAW photos allow these images to be processed using High Dynamic Range (HDR) merging techniques. The best tones and details from each exposure level are strategically merged into one perfectly illuminated image.

The RAW image files also allow for a number of other editing techniques. A heavy dose of indoor woodwork can cause an image to look orange or yellowed. Sunlight can cause a haze throughout the room. Whites and blacks can both be washed out in poor lighting conditions. Color enhancement, perspective correction, subject brightening, and sky replacement are among any number of post-processing edits which will greatly enhance photo quality. This can all be done from smartphone images taking up little of your time and money.

An eight-dollar app will allow your smartphone camera to capture exposure bracketed images. Each tap will take three photos at three different exposure levels - allowing post-processing to merge the best aspects of each image. The instructions below are for using the Pro Camera by Moment app with an iPhone. I include these instructions only because it is what I use. However, with a simple search for exposure bracketing smartphone apps you will find there are several others available. The Moment app costs $8.99.

Instructions: How to set app for bracketed RAW photos

Open Moment app and tap the Settings gear (circled red below)

Set to BKT mode (see below) and use standard range setting {-2 to +2)

Change your camera to Ultra-Wide setting (0.5x) and set format to RAW

Take Your Photos

Once your phone is set to take bracketed RAW photos there are a few things to understand. RAW photos are 3-5 times larger file size than JPEG or HEIC photos. In addition, each time you click three photos are being taken. So be certain you have enough memory space to take all of the photos you need. All real estate photos will be taken in 'landscape' position. Always try to avoid shooting directly into the sun. Post processing can repair most brightness issues, but it is still best to avoid when possible.


Interior Photos: Turn on all interior lights. Turn on any decorative lighting or gas fireplace. Curtains should all be in natural open position. Toilet seats and covers down. And of course, a clean and clutter free environment. The optimum camera height is between 4ft and 5ft. Try many angles and decide later which look best.

Exterior Photos: Most photos should be taken in Standard (1x) mode and not Ultra-Wide (0.5x). Only use Ultra-Wide when it is the only way to frame the entire structure. Height can be quite variable. Take photos from knee level to as high as your arm will reach - decide which look best later. Highlight deck and patio views from multiple perspectives. Take many photos and pick the best later.

Upload Photos

How to Upload: Once you have scheduled Photo Processing (EDS Photo Processing Form) I will email you an upload link. This will allow you to upload your photos from any device. Each image will be in a set of 3 photos. Each photo may be 5MB to 15MB in size. (Depending on camera pixels) The overall upload will be rather large.

Not All Photos Require Editing: On each set of three bracketed photos - the middle image has a standard -0- exposure setting. For many outdoor, bathroom, garage, basement-type shots the standard exposure photo alone is pretty good. Therefore, a listing with 24 images may only require post-processing on 10 or 12 . . . not all 24. However, most listing services will not accept RAW format images. My software will easily convert these photos into the JPEG format preferred by most real estate listing services. When you upload photos; upload the triple images which require processing, but only the single standard exposure for those that do not need editing. All of your photos will be converted to the JPEG format preferred by listing services. The photos that do not need editing will be converted free of charge.


Download Finished Photos

How to Download: When processing is finished, I will email you a download link. You can expect your photos processed in 24-48 hours. At the time of request if you can estimate the approximate day/time the photos will be uploaded, it will speed up my response time. Please message or email me to discuss any specific time constraints you may have.

Photo Formats: Your photo downloads will be in standard 3:2 ratio and in JPG format. There will be two versions of each. Full size (print) format and an optimized (web) smaller file size copy. The web optimized (1536px x 1024px) are best for uploading to real estate listing services. The full-size files allow you to print full page images if required. Please let me know if a different ratio (such as 4:3 or 16:9) or different file type (such as PNG, GIF, PNG, or BMP) is required.
